Preferred Maintenance Plan (Hydronic Convectors FCUs)
Our Preferred Maintenance Plan is designed specifically for condominium units with fan coil systems. This comprehensive plan ensures your HVAC system operates efficiently year-round.

Maintenance Agreement Scope of Work
Under this contract, Quality Air Services will provide the following services per the selected plan:
- ✓ Two (2) comprehensive system tune-ups per year (Spring & Fall)
- ✓ Filter replacements with customer provided filters
- ✓ Clean coil with non-acid coil cleaner (Spring only)
- ✓ Drain pan(s) – clear debris from drain pan(s) and check for leaks
- ✓ Drain line flushing and clearing of obstruction with “Air-Ram” (if needed)*
- ✓ Insert time released Algaecide Tablet strip into primary drain pan (Spring only)
- ✓ Vacuum blower motor and housing
- ✓ Thermostat – check functionality (if possible)
- ✓ Check all electrical connections
- ✓ Check operation of control valve actuator (if applicable)
- ✓ Check functionality of isolation valves (if accessible)
- ✓ Safety Switches – check functionality (if applicable)
- ✓ Provide a report after each PM/Cleaning
Maintenance Agreement Terms and Conditions
This agreement becomes effective upon receipt of full payment and remains in effect for 12 months, covering two preventative maintenance (PM) visits per calendar year: one during the cooling season (Spring) and one during the heating season (Fall). The agreement may be renewed annually upon mutual consent. Multi-year agreements lock in pricing for the full term selected.
This agreement applies exclusively to fan coil units within the condominium. All FCUs within the condominium unit must be enrolled under this agreement. Partial service of select units is not permitted.
QAS will dispatch a qualified HVAC technician to perform two seasonal PM visits per year.
Issues identified during PM visits that require repair will be presented to the client. All repairs are quoted separately. Active members receive a 10% discount on standard labor and parts.
Members receive priority scheduling for service calls. Diagnostic fees (normally $119 per FCU) are waived for active members.
Pipe insulation spot replacement will be performed only if insulation within the FCU cabinet is found to be damaged or missing. Additional charges may apply for full or partial replacement extending beyond the cabinet or requiring more than 8″ linear inches of pipe insulation material to be furnished and installed.
This agreement is non-transferable and applies only to the individual unit and FCUs listed at the time of purchase.
Clients may cancel this agreement at any time; however, the full contract amount is due at the time of signing and no refunds will be issued for any unused or canceled services. All benefits under this agreement (including discounts, credits, and priority access) will terminate upon cancellation.
Drain lines will be flushed and, if necessary, cleared using an Air-Ram. If these methods are unsuccessful, QAS will notify building management. The client may engage their own plumber for further work. QAS is not liable for any damage caused by condensation, clogged drains, or water intrusion of any kind before, during, or after the preventative maintenance service. This includes, but is not limited to, damage caused by underlying plumbing issues, aged or failing piping infrastructure, or improper unit installation or drainage design. Clients acknowledge that drain lines are part of a shared building plumbing system and that QAS does not assume responsibility for system-wide issues beyond the FCU itself.
The client is responsible for ensuring a minimum of 3 feet of clearance around all FCUs. QAS technicians are not permitted to move furniture or personal belongings.
Clients with an active PM agreement will receive a $250 credit per FCU if QAS performs a replacement of that unit during the contract term.
QAS reserves the right to postpone or refuse service in unsafe or inaccessible environments.

HVAC Preventative Maintenance Membership (Traditional Refrigerant Systems – Condos & Single-Family)

for the first system and $99 for any additional system!

What is Included in the HVAC Preventive Maintenance Membership
Bi-Annual Cleaning:
- Condensing coil and Evaporator Coil using a pump sprayer (must have access to water within 100 feet). (not included for thru the wall systems)
- Clean and flush out the drain line using CO2 power for heavily clogged drains. (QAS will not use CO2 if the drain is brittle)
- Check blower wheel for Built up dirt and debris. (cleaning of blower wheel is not included) If this needs to be clean tech will advise property management and will receive a discounted rate for cleaning.
Electrical Connections: For Gas Furnaces and Air-Handlers
- Capacitor check
- Contactor check
- Relay and transformer check
- Check all wire connections to insure they are tight on Indoor and Outdoor Units
- Ohm Ignitor (gas furnace only)
- Check and test all safety switches to ensure all safety switches are working properly
- Check amp draws for Indoor and Outdoor motors
- Check amps draws for Emergency Heat Pack
- Check main power
- Check compressor amps
Gas Furnace:
- Ohm ignitor
- Combustion test
- Check inducer motor amps
- Check and clean flame sensors
Check Refrigerant Levels:
- QAS will hook gauges on all systems to check pressures of system to check refrigerant levels
- If leak detection is required. Property manager will be notified and will receive a discounted rate.
Air Flow Check:
- QAS will check Delta T
- QAS will check and adjust all dampers for proper air flow depending on season.
Additional Services Included in Agreement
- Inspect Fan Blades: Check for bent or damaged blades and ensure the fan is working properly.
- Inspect and Calibrate Thermostat: Ensure thermostat is working and calibrated properly
- Lubricate Moving Parts: Lubricate motors and other moving parts as per manufacturer’s recommendations.
- Visually Inspect Ductwork: Look for leaks, gaps or other issues in the duct work.
- Check System Controls: Test the starts cycle, operation, and shut of sequence.
- Ductwork Inspection: Identifies leaks and cracks in the ductwork
